The following conditions must appear in any promise to lease.

The lessee(s) shall undergo a credit and background check (including previous landlord references) with Oligny & Thibodeau.

There shall be no animals, no smoking of any kind (including marijuana), and no growing of marijuana anywhere on the premises (including both inside and outside of the apartment).

It is prohibited to sublet the apartment without the consent of the landlord or to do short-term rentals of any kind.

The lessee shall submit proof of employment or proof of financial capacity to the satisfaction of the lessor.

The lessee shall have a valid tenant's insurance with 2 million dollar civil liability for the duration of the lease, and shall submit proof of undertaking before occupancy of the premises.

The tenant must respect the building regulations in the declaration of co-ownership, which will be
given before signing the lease and before occupying the premises. The tenant shall submit proof of
Hydro Quebec account change before occupancy of premises.

The tenant shall not make any changes to the apartment without the consent of the lessor, including painting. The tenant must remit the apartment in the condition it was received except
for normal wear and tear.

A security deposit for furniture equal to one month's rent, shall be given by the lessee to the lessors before occupancy of premises, and remitted to the lessee should there be no damage beyond normal wear and tear, after verification of the premises by the lessor and/or his representative.

Should there be any damage beyond normal wear and tear, the lessor has the right to apply the security deposit against the damages.
